Unless there are big events going on, even KC has a pretty dead downtown and the warehouse district in Minneapolis has become pretty scetch lately.
Downtown DSM is about perfect for me. Not so popular that you can't normally get a seat for dinner or going to a bar, it's pretty safe, and traffic isn't nuts.

I didn't differentiate between who was keeping up with who.35 and 55 are two WAY different spectrums to keep up with.
I know what area you are talking about. I rarely go over that way. This is more the warehouse district to me (also known as the North Loop). Nicollet Mall is more right downtown IMO. The area I circled above is super nice with some good breweries and trendy apartments and restaurants.Maybe I got off on the wrong street but the last time I was in that area there were a bunch of homeless, panhandlers, etc. hanging out. Also noticed it when we were taking the light rail. Seemed a lot different than my experience 10+ years earlier by the Nicholet mall area? Isn't that in the warehouse district?
I think the old school warehouse district would also go along 1st Avenue until the Target Center. Some of that area can be a bit sketch.
