Pekin Insurance

Up your deductible if possible. We are at 1k for home and vehicles, work stuff I'm at 5k. Part of things I've noticed is the adjusters are pretty clueless when it comes to stuff, they think they are knowledgable but aren't. They can't really tell what truly is hail damage or not. They can't look at shingles and say, I estimate they are 40% shot or so, so they ask the homeowner when they were installed and just go with that. I have a suspicion that many homeowners either don't know or they say 10 years for 15-17 years ago hoping it helps them.

That is if the adjuster does come out, seen it several times where they say, find someone who can look at it and do the estimate, and of course a contractor will find issues.
I've upped my deductibles as well to keep premiums down.

Never do business with those door knockers. Some of them are not even roofers. Had a client of mine hand over 11k to get started on replacing his roof.... the "roofer" left town with his money and disconnected his phone number.

Why would your client give them money before materials and labor had started? I run a roofing company and we never expect or even ask for payment on work we are doing until the morning of the roof replacement when guys are on site tearing off and shingles are being roof loaded.

Some door knockers can be terrible, believe me, as I hate door knocking with a passion, but that seemed like an easily avoidable mistake.

Progressive for Auto and Nationwide for home.
its bundled through Progressive, but they just hand off the homeowners to nationwide.
The progressive quote that I got for auto was pretty competitive compared to others. The home on the other hand was kind of all over the map. Ultimately, FB was the best overall quote.

I agree. I am good with Progressive, but its just sitting wrong on my home owners insurance going up 77% and I have never submitted a homeowners claim in 22 years with anyone. I wish I would have gotten hail damage on my roof and some windows at this point. If I knew my premium was going to go up anyway.

I wasn’t sure I got hail but saw roofs being replaced so I called mine in. The adjuster was buried and did a quick once over and damaged mine out. The contractor even questioned the findings to me.

1500 sq ft ranch and 2 cars with Allstate is currently 2k total a year. Will now wait in horror until the policies renew in December

I wonder how many of those auto claims are ones that end up underwater from floods/hurricanes/etc. Seems like there are lots more shots of drowned cars in news coverage of storm events these days.
People became worse drivers over the course of the pandemic, and still retain those poor habits in general.

I thought I was imagining this, but I've seen studies that confirm it. Drivers are worse now than they were before 2020. I think most of it can be chalked up to the selfish attitudes the pandemic brought out -- "It's all about me, I don't care about anyone else."

I think traffic dropped quite a bit for a while there and probably opened up the roads more for a bit for more creative driving.

This is what we did at work - just BEFORE the derecho. Hailstorm in April 2020. ~40k sqft building with steel roof. We didn't think we had any damage, but saw two neighboring business getting new roofs, so... called a couple contractors.

Sure enough, cosmetic damage to the roof. Quote "if you weren't looking for it, you'd never see it, but if you are looking for it, you can't miss it". Insurer agreed, and in fact found even more areas than the contractor did -- cosmetic damage, but covered.

So they would pay for a roof replace, but it seemed like a huge waste to tear off all that steel, throw it out, and then put a new one on - when there wasn't any real damage to function. So we actually decided to put an EPDM roof over the existing steel. Insurer was fine with paying the cost of steel, but letting us pay for the upgrade costs ourselves. It cost a chunk more than the payout from insurance, but we figured it would be worth the investment (less maintenance, zero chance of leaks, even more wind/hail resistant, make the building a bit more valuable). We really do like it so far. Highly recommended if you can afford it, or find yourself in a similar situation.

But in the middle of ALL that, before the new roof install even started, the derecho hit. We didn't have much damage from that, really, just a tree fell thru the roof on one part of the back warehouse. Just had a 2nd claim at the same time, that was fun to wrestle with.

I also think people are on their phones even more than ever before. That problem is getting worse, not better. Blame Tik-Tok, I suppose.

The all about me being on the cell phone while driving didnt just happen over night. It’s always been there, may have spiked since people got used to doing everything on their phones that they upped it more while driving.

I wonder if at some point the discount for steel roofing will be substantial? Or maybe even a requirement to get storm insurance?
I was in the business (steel roofs for over 20 years. Steel doesn't fix the problem. Ask anyone with a pole building of any age.

Late to the thread but something does have to change with the whole roof replacement compensations model. At a minimum the recoverable depreciation will have to become unrecoverable depreciation. And that is still not likely enough to make this sustainable.

Every house in my hood is getting a new roof after the golf ball sized hail that hit my Twin Cities suburb. That's $15K - $20K per house.

Niece in the Quds just got a new roof and siding after most recent hit down there. Roof was new from derecho and only lasted that many year before another total replacement. no sustainable.

No wonder my rates went up 70% in the course of two years.

Related question as a sidebar to all of the roof replacement talk here: How did you pick a roofing contractor? My sister is trying to decide this now in the Quads. Since she is uncertain I advised her to just wait till spring.

I have SafeCo which I found is part of Liberty (or Liberty is part of SafeCo) and they had a preferred contractor network. Supposedly vetted local companies or nationals with local arrangements. They came with a five year work guarantee and expedited schedule. I was a little uncertain about it but they got me done already and crew was first rate in protecting my landscape planting with a Catch-All net system.

Thing is, most of these companies don't really have their own crews. Everything is mostly subcontracted out. Too me that's the really hit and miss part. I ended up with a very good crew. Of course the rep and foreman said "This is our best/favorite crew!" And guess they were not lying after seeing them in action compared to other crews working the hood.

I have a strong magnet rolling bar for picking up nails, left over from big remodeling/addition. Rolled it around and got a couple random staples and a single nail. Rolled it at the end of the alley adjacent to another roofing job and picked up 120 nails in the alley or within 2-foot of the alley edge!

Our ins gave us a list of roofers in our area. We contacted several that were locally owned & run, went with a family business that listened to all of our bad experiences with contractors (the 2 yr long, triple the estimate addition) and promised we would not have the same experience here. They ran two crews of 12-15 here for tearoff & replacement. They replaced the roof on the shop, the main roofs on the house, the roof on the addition and the roofs on the shed and gazebo...in one day! There were a few finishing touches the following day, but the bulk of the job was done in about 13 hours. The subcontractor for the finish on the deck and the gazebo screens took a couple of weeks. :(

My advice - go local, family owned if possible. They have more incentive to do a good job because they can't just do a quick & dirty & move to the next county/state.

Edit: The father/brother/son owners made a point of at least one of them being there better than 50% of the time for questions, concerns, etc.
