Housing market

By CPI definition (year over year) - sure, 3.7% today. Here is what the CPI data looks like compared to the summer of 2020:

Gas: +73%
Home prices: + 40%
Used cars: + 32%
Electricity: +24%
Rent: +23%
Food: +20%
-----------------
Wages: +14%

Subtract out the 14% wage and there's the inflation consumers actually feel.

Why are you using the summer of 2020 as your baseline? That's an odd choice.

Big regular price difference, $6.89 vs $4.48. There is a 12% difference in cost for the same peanut butter.

Trying to steer things back on track, I thought I would share this study about the underproduction of housing on a state-by-state basis and what that means for real estate markets --

There no need to read it. They have a nice map summarizing their calculation of housing undersupply by state. Their metrics actually put Iowa in a relatively good supply/demand mixture --

California is short almost a million housing units. Eek.

The numbers are meaningful, and I’d like to see it presented as a percent of total population as well.

A lot of towns around me are buying up the trailer house parks and then throwing in ordinances to prevent them from coming in. Even though they end up as an eye site, it is usually the cheapest housing alternative out there.

They also will put restrictions on house sizes to bump up the tax bases. Nearly every source is at fault here.

MN is probably a surprise to me as far as the top ten gut feel.

HI is certainly interesting.

Was in St Louis, Ballwin, the past few days at my son's house in an older subdivision. Nice two story homes, 3/4 BR, 3 BTh (1 each level) finished basement and attached 2 stall garage. 80's built. Not big lots. He purchased about 10 years ago in the $3's. Saw a for sale sign on a hoiuse and I asked him what it was priced at and he said "guess" I said $450,000. He said it sold for $100,000 over list for $635,000 and it was all cash, the buyers did not finance it.
