How much Below asking should you offer when buying a house?

So as the result of my wife getting loaded at our son's baseball game a couple weeks back while sitting next to a realtor I may be putting an offer in on a house in a few days. The house in question is being listed for just a bit under $400k but it was originally listed for $470k and that was just shy of 700 days ago so it's been sitting on the market a while. The zillow estimate is $382k but it's been a while since we bought our last house and I'm wondering what the rule thumb is if there even is one for making an offer on a house these days.

Welcome back to On That Note, CF’s go-to source for music listening, discussion and obsession, hosted by @MeanDean, @CycloneRulzzz and cyclones500.

This week, we launch our annual series highlighting top albums from the past, focused on high-impact LPs beginning 50 years ago, then advancing by decade ('79, '89 and '99).

We begin with albums released in 1969. For this segment, we also allow LPs from 1959.

Basic format: Include artist name, album title, and no more than 4 song samples (3 is ideal). Elaboration encouraged, such as qualities you admire about the album and why it endures for you.

Idea: "Advice" Prefix

We have many threads seeking recommendation on vacation spots, service providers, restaurants/bars, etc, I think it would be helpful to incorporate a "Recommendation" or "Advice" prefix that could be added to those thread titles to make them easier to search out. There have been a lot of useful advice threads from fellow CFers over the years.

There's probably enough of these threads to do a subforum as an alternative to the above.

I compare Ames with Stillwater. Not sure, but I believe Football teams fly into Stillwater, 75 mile from OKC.

Pay Monte his money! (New CARMELO rankings)

Interesting new rankings just came out at 538.

Monte compares favorably with Tyus Jones and Fred VanVleet among current NBA players, which makes sense.

Interesting to see the historical comparison to Steve Nash(!).

Here's hoping Monte keeps up his solid trajectory next year and gets paid with a nice extension from the Nuggets next year.
