Mortgage Refi Question

Anyone trying to refi investment properties? Quote today from US Bank 4.25% on a fixed 30/yr
 
Rates are heading back down today again. It looks like the US 10 year is only about 25 bps from its all time low hit three years ago at 1.375. Interestingly at that same time was the first time that the Swiss yields had gone negative.
 
We locked at 3.625% four years ago........and it was up to 4% before we closed (phew!) are there calculators we can play around with to see when this may be worth looking at?
 
I wonder if these low rates are related to high housing costs... It's almost like making something easier to finance increases asset costs in various ways...

Must not have a finance degree. Amortization formula is forever ingrained in my brain. Just type in amortization calculator in the google thing and some will pop

I applaud you all locking in these low rates on your homes and other personal assets, but I will repeat... capital being so cheap is not a good sign overall...

Honestly I have invested a lot into bitcoin and it keeps jumping more and more each day. You just have to find the right places to invest and put your money

Well ya, duh. This is where 30 year mortgages came from during the Great Depression. They wanted a way to try and get people to buy a home during the bad economic times.

I mean, I agree but not much I can do about it other than try to take advantage for myself.

I've played with those before because we pay extra and I'm always curious how that impacts the loan length/interest. Some of the refi ones weren't doing what I needed though.
