The DSM Register had an article saying that the land and building alone is worth 3.6M so I would expect much more than 1-3M.

I wasn't accounting for the land and the building, I guess. I have no idea what those would be worth.
 
If they they really average 15k guests/week, an average spend of $15/customer (which is probably conservative) comes to $11.7million in annual sales. I’d guess it was an 8-figure sale price.

Did they say they had 15k guests a week? Makes sense if they do get that many then.

Me neither. The land and buillding might be worth more than the business itself. I'm used to doing cash flow valuations, not asset valuations. But yeah the book value alone would be that much - assuming they don't have a huge mortgage debt (prob not after all these years).

With all this BBQ location talk I just want to get a shout out to Cornfed. New BBQ place on Main St, it's the bomb and the standard for Iowa now.
Their meats are so damn good, menu’s a little too “The Cafe does BBQ” for my taste though.

Didn't wade through all the post, but my girlfriend and I were looking for some place to go for supper tonight. A road trip to Ames might be the ticket.
 
I gotta give a shout out to Kue'd Smokehouse in Waukee. I've had a lot bbq in my life and that place is way up on my list. I miss Smokey D's as well. Their burnt ends cannot be matched. I've looked up the whole southern bbq belt and it's pathetic competition.
