Have any of you rented out your home or part of it? I have a buddy in Ankeny that would like to turn his 3 BR 2 bath basement into VRBO. He doesn't know the first step. Securing the home, insuring it for guests, etc.

Any direction would be great.

Does he have a separate entrance?
 
No offense but when people use VRBO they are looking at a whole place in a fun destination not someone’s basement.
Agree. Airbnb has options for renting only a portion of a residence. Think he should look there.
I’m sure there are tons of guides and FAQs on the websites.
 
I don't know the difference.
VRBO I have always seen as a destination-type vacation or even just a vacation rental property. Airbnb I have always understood to be a room and a bath but not separate properties. Not to say that there isn’t mixing there, but I think that’s the typical difference in offerings between the two sites.

Honestly I just let my wife deal with that.

Although to be honest, you have to do more work at those places when leaving. Run the dish washer, start a laundry load, take out the trash (bonus points when you have to do that in bear country), clean everything up, etc.
 
We've VRBO'd a fair bit for vacations, I'm actually looking at some tonight for spring break w daughter #2 and friends, and my initial thought was why would anybody VRBO a basement in Ankeny, Iowa. I've no doubt it's a very nice basement. But it's Ankeny, Iowa. What's the draw? I've never used Airbnb and I've never been a VRBO host, so my thinking may be off.
 
I’ve rented plenty of airbnbs and vrbos with friends or with significant other. Agree with poster that I only like renting places I have to myself. Best experiences are no contact, door unlocks with keypad, lamented directions for WiFi and checkout, plenty of paper towels and tp, and finally some restaurants or local attractions is a nice touch.

Every airBnB I’ve stayed in has been a full house to myself. We do hotels for 1-2 and Airbnb for week long stretches. Never done VRBO.
