in this market, someone has to be a huge moron to get foreclosed on. If you can’t make your payments, you just sell your house and come out way ahead. And if a bank does foreclose, they aren’t going to be giving anyone deals like they were in 2010.
He's reverting to 6 months to a year from now when things go south.
 
It was fine (still annoying, but fine) when it was just mailers, etc. This is a little too weird.

This article was enlightening regarding lumber prices. It makes the case that it’s not an issue of mills running at a lower capacity. It’s that they’re at max capacity and it’s too costly/timely to increase capacity to meet demand. Apparently lots of places went belly up in the 2008 crash because they had previously ramped up to meet demand. Now you have less mills, and the ones remaining won’t/can’t expand.

This is similar to what the airline industry figured out (finally) after 911. Capacity discipline. No more expansion just to expand, since that's how you go bankrupt. Better to be small and profitable and watch prices go up, than to spend yourself out of business.
 
The ones that work hard are probably the ones that are still able to make money when the market isn't as hot. But you are right about some of them just essentially helping with the transaction. People pretty much find what they are looking for on websites.
Why I just went with FSBOHomes for listing. A flat $3600 covers everything. Marketing, inspection, assessor, an attorney to handle the paperwork, 7% commission would be over $11k on just the bare minimum I would like to get out of the house, and that would wipe out any profit on the house in the cost of upgrades for new AC/Furnace, water heater and flooring in the house
 
Bought our first house in NW Omaha 'burbs in 2010. We paid $129k for a house that was 5 years old at the time. That same house is at $225k on zillow. So $100k in value growth in just over 10 years.
Same situation. Our house was more but now appraised100K over what we bought at. If we redo the kitchen I think we could get close to $130-140K over. And that is just dumb to pay that much for our house.

Yup, this was us. We were moving back to IA from out of state and found the house we wanted. Contacted a realtor and said "we want to buy that house." Did a couple visits before putting in our offer and that was it. Pretty much a cakewalk for her to get her $10k commission or whatever. She did give us lots of really nice closing gifts, and I'm sure that was because it was so easy for her to make bank on our transaction.

That being said, doing the transaction from another state made the realtor piece worth it.

It's ridiculous and rarely gets talked about. In the DSM metro all you hear about is things like "Urbandale has cheap property taxes". Yes they do, but only when you compare it to other places in the DSM metro. My taxes this year will be $6,300 on a $300k assessment. This is after Polk county promised lower property taxes when they raised the sales tax to 7%.

Ha, that's a misnomer. Ours have been steadily going up and we pay over $7K now.

My mother lives in a mid-sized Iowa town (5k). She has been approached out of the blue multiple times while at the grocery store, post office, etc., by people asking her if she'd consider selling her house. It's ridiculous.

Who just rolls up on someone like that? Is that really what we've come to?

I had someone stop in front of my house last month while I was out working in the yard and ask if I was interested in selling my house. As it turns out, we are selling in the next few months so it may work out for this person.

My parents got their current house doing the same.

I used to try this when I was single. I'd walk up to a pretty woman and say "how much?" Never had any success. Though, I'm not sure why?
