Dead Grass

I seem to be having issues with the grass in my front yard. It looks dead right now and does in the spring every year. As you can seen in the pictures, there is green grass that comes up very sparsely and then later in the year, the grass will be as green as the neighbors, but you can always see the dead grass. The dead stuff is very thick. Is this just the type of grass I have or what is going on?

Did you water the lawn during the historical drought?

Looks like you have zoysia grass. It's a warm season grass that will be green in the summer, but dormant in the spring, winter and fall. It's not dead, just dormant.
