We're looking to put our townhouse on 'the market' and will be selecting a realtor soon. Any advice out there? Anyone done this recently for less than 7% commission, which seems like highway robbery?
 
A townhouse? You are going to need a pro opinion, those things are impossible to sell. The communities near me have about 50% of the units for sale.
 
The 7% is supposed to be negotiable and cannot be "what everyone charges". It is against the law to price fix.
 
I am not familar w/ current rates . Talk w/ Patrick Weigel @ Hunziker. Good guy who will work w/ you. We bought, through him, 9 years ago this month.
 
I suggest you contact Lara Hallgrimsdottir at Hunzicker. Lara is a true professional and will not try to blow smoke up your arse. She will help you price and prepare your property so you get the best return and a reasonably quick sale.
 
Basically, go through Hunziker and you'll be fine. We had Patty Grove sell ours and it sold on the first day. We ended up getting more than we expected. They are so big in Ames that everyone that I know goes to their site first. Nowadays, it is more important to be on a good website than who your agent is.

It is highway robbery. one of the highest % rates in the country.

If it was a single family home, I'd recommend a fsbo, i.e. IAHomesforSale.com.

You can then price it at a marketable level and have more room to negotiate.

With a townhouse/condo-- a good realtor is probably the best bet
