Investing in your community (western IA)

Woodbine benefits greatly from people commuting to Omaha. They're about 40 minutes from downtown Omaha, so you get a ton of people that can stay in small town Iowa, but work in the city.

It’s an exurb not a small town at this point. This is basically a picture of the effect of geography and easy access to a major population center vs being in the middle of Calhoun County.

That’s interesting, I’d love to see the funding model to build that. Not a drive I’d like to do to Omaha as it’s closer to an hour, but once or twice a week maybe.

One of the best real estate developers in Omaha calls Woodbine home I believe. I think he's done some good work there too, but I never went to see.

Yeah, not a commute I’d want to daily as it’s 40 mins to Omaha and then at least another 15-20 to where you work. Maybe the WFH shift is making living in these types of communities more reasonable.

I couldn't tell from the story if it was a bond issue or what. The transcript was super odd.
 
My administrative assistant just moved to Woodbine. Now she travels 30 minutes to get to work. Her husband drives the same distance daily.
 
Bloomfield has a facility much like this one, it was built 15 to 20 years ago from a donation by a local farmer on his death. The facility has two BB courts, weightlifting, a walking area around the BB courts, 2 racquetball courts, a good-sized meeting room with a kitchen in it. They rent it to the general public for family gatherings, the school holds its after prom there, old peoples bb leagues and the rest of it.
The local city government runs the place, and the school gets first dibs on the facility until 5:00 during the week. They sometimes have HS volleyball and MS and elementary BB tournaments there.

Small county seat towns, next to large urban areas, need to be proactive and get the word out, you can live in our smaller town of 2500 to 5000 and drive to work 20 to 40 miles and have the best of both worlds.
