Property Tax Increase

Quarries sell it along with all other kinds. About cheapest rock you can use. Why most sewer projects used to use it.
Well it seems that it's a no-brainer and it should be used on roads as far as the eye can see. I wonder why it's not?
 
You need to mix in some rocks like river rock because they don't wear and dissolve in water so easily. Silicates will last far longer than calcium carbonate rocks. It would be similar to a small cobblestone road. Still doesn't solve the spring thaw problem but would help.
 
Government is pretty much the opposite of a free market. Nobody living really has seen a free market. And yes they require a CE degree as well as a PE but not because they want to have to hire a person with those requirements. That is mandated by the State, surprise.

How do governments not compete in the open market for staff? The $100k County Engineer you're talking about is priced that way for a reason. That's what it takes to hire someone with that qualification, and frankly, with the hassles of working in government, it probably isn't enough to really lure the best engineers into the position.

Also farm equipment has gotten so much bigger in recent years. But I'm sure you have already formulated those equations in your head.

Used to live in Polk County. The assessor watches new listings in the MLS so they can raise assessments as soon as possible even if your house doesn't sell right away.
Now live in Columbia, MO. Missouri does not allow sale prices of real estate to be publicly disclosed. As a retired banker & realtor, I find this to be ridiculous. However, real estate taxes are lower & stable. My real estate taxes have increased only $211 in four years. State income taxes are also lower in Missouri & the weather is much better. However, sales tax is 5.6% on food & 8.6% on everything else.

Tracks are a lot less psi than tires. This doesn't change the picture at all. Paving the road with diamonds would be superior but well, that probably has a high cost associated.

I don't know how appraisers even work in Missouri. I imagine a company like CoreLogic loves to own the appraiser data now from a state like Missouri. Data is king these days.

The river rock does not pack very well is the biggest problem. I was in a hurry one time and had a load sitting around so I grabbed a scoop of it and tried to fill a frost berm that had been an issue. I couldn't get it to pack real well and had to bring in a load of road rock to go with it. It does require a little more upfront labor so that is probably the main reason why roads are used with the easy to pack alternatives.

Got a similar letter in Ankeny today. And on the day I had to pay property taxes. Going to need a large amount of beer here soon.

That's why a mix would be best. You would have to experiment with the mixture ratios and sizes but it could be done and would be superior.
 
Got mine today too. Went up $20k in one year....

Got the same letter. I'm now up 25% since i bought the house 3 years ago.

Neighbor just sold their house with the exact same floor plan for 5k less than this assessment so might try to use that to appeal it down a little

And 10 ton rated bridge that still get crossed and ruined by an overweight AG vehicle. Happens every year. The bridge is closed after an inspection and the neighborhood gets mad at the county engineer for closing their bridge. The culprit lives 15 miles away.

Got mine today too. Went up $20k in one year....
Got my letter today from the Property Commissar at Polk County. Valuation went up $20,000 in one year. Means more money into their coffers. But hey, it's for the kids, right?
